Application Process

All our units are available for viewing, so you know exactly what you get. We prefer that you view the unit, so that there are no surprises.  However, if you are from out of town, we will still accept your application.  The inability to view the unit is your choice, and thus your risk, not ours.

We protect our company from fraudulent scams by having an online application form, so that you know your information is secure, and that you are corresponding with the right contacts to make a legit transaction.

Once we receive your application, we will process it by checking your credit score, your employment reference and your rental references. If everything checks out, we will give you a call or email you to inform you that you are approved.

If we decide to move forward, the terms of the application form becomes the offer to lease, which document in writing the terms of the lease (rent, occupancy date, length of lease) that we have agreed to. Any changes from the application form must be documented in writing to avoid misunderstanding.  Email transmission of agreements are accepted by us.  Then, we will need one month’s rent worth IN CASH as down payment to reserve the place for you. This down payment will be an advance against your first months’ rent. No down payment, no reservation. Once we receive the down payment, will stop all tours and marketing, and reserve the place for you until you move in. However, if we have accepted your down payment, and if for any reason you do not move in at the terms stated in the offer to lease, i.e. you move to another city or you found another place, the down payment is forfeited. That is our opportunity cost of reserving the place for you.

On or before the date that you move in, we need another one month’s rent worth IN CASH. This will be credited against your damage deposit. The damage deposit is refundable to you at the end of the lease, if there are no damages to the premises upon your move out. We will also need a VOID check as succeeding rents are debited from your account via pre-authorized debits. We cannot give you the keys unless we have the first month’s rent, damage deposit and a VOID check on or before your move in.

On your move in date, we will fill up your main lease, addendum to lease (stating rules and regulations for all units of Savard Properties, Inc), utility application form (if applicable), pre-authorized debit agreement, and move in inspection report. At any time during the process, feel free to ask for a copy of the lease and other documents, so we will not have an issue at date of signing/move in.

For applicants outside of Calgary, we do not accept checks, bank drafts, money order and the like. We accept email transfers to (please ask your bank on how to do this) or you can deposit cash to our TD account (please call Amy for details on the account number).


Personal Information Protection Policy

Savard Properties, Inc. is committed to safeguarding the personal information entrusted to us by our tenants and prospective tenants. We manage your personal information in accordance with Alberta's Personal Information Protection Act and other applicable laws. This policy outlines the principles and practices we follow in protecting your personal information.

Personal information means information about an identifiable individual.  For the purposes of Savard Properties, Inc, this includes but not limited to an individual's name, home address and phone number, birthdate, age, sex, marital or family status, SIN number, financial information, credit report, credit history, educational history, rental history and employment information/history.  We collect only the personal information that we need to process a prospective tenant's rental application for the purposes of qualifying the prospective tenants to rent one of our units.  Most of this information is needed to do a credit check, which is a requirement of our tenant application process.  We normally collect client information directly from our clients through the application form (see tenant application tab).  As part of our application process, we may verify this information from the contacts in your application form.  We may collect your information from other persons with your consent or as authorized by law.  At move in, we also get your consent to share information about your rental history (during your stay with Savard Properties, Inc.) to other landlords should they call for landlord reference.

We inform our clients, before or at the time of collection of personal information, of the purpose for which we are collecting the information.  However, we dont provide this notification when a client volunteers information (for example, many tenants share their stories about why they are looking for a specific kind of rental unit with us during the tour process, why they are moving, why they left their previous landlord, etc. etc.)
